In 2011 one human being,without superpowers, is not enough to keep a smooth real estate transaction on Long Island– unless that agent is only closing a few transactions a year (in which case they are probably not very well versed on what’s going on in the market and with the needs of today’s buyers and sellers). Today’s buyers and sellers have developed a need for new members of a great team.
Teams, because of their ability to provide specialized solutions to problems, are proving to be more efficient deliverers of information. And efficiency these days is key. Buyers expect a response within 10 minutes of an email, text message, or voicemail. And for Sellers, let’s face it, there can be many problems encountered during a common real estate transaction requiring a great deal of time and care. Marketing has to be top notch, the appraisal has to be accepted by the bank, the buyer has to meet stricter qualification guilelines, and the process from beginning to end can take much longer than it used to. A single agent, can no longer be as effective. Why? 1) agent cannot be two places at the same time 2) Rarely is an agent a master of all things 3)There are others whose expertise may be needed to properly advise today’s clients.
The real estate industry, which has long been known as a “belly-to-belly” business where in addition to marketing homes and education buyers and sellers on a daily basis, agents are also required to be out meeting prospects, hosting open houses, showing homes, delivering gifts and being educated by multiple service proveiders on the latest industry trends, now has added a high degree of technological expertise to the list of requirements. In addition to all the tasks real estate agents have done for decades, now it is critical to maintain multiple websites, upload and edit high resolution photographs, virtual tours and videos, blog, tweet, and the list goes on.
In order to achieve a successful sale today, you need an agent who is an expert at many things, or has the appropriate resources available to them. For this reason, I no longer think the job can be done by a single person. It simply is not prudent to think that one agent can be an expert at everything. An agent today, must have assistance of some sort, to give you the attention required to keep things on track. They should have strong relationships with accountants, attorneys, home inspectors, movers, home improvement contractors, and lenders. And the best ones likely have a group agents, or assistants working with them to keep all things in order.
